Financing that qualifies on the property's cash flow — not your paycheck.

DSCR stands for debt-service coverage ratio: how the property's rental income compares to its monthly cost. DSCR loans qualify the deal on that ratio — if the rent covers the payment, the property can largely qualify itself, often with no personal income documents or tax returns.

How it works

The property does the qualifying

Lenders compare market rent to the full monthly payment (principal, interest, taxes, insurance). A ratio at or above roughly 1.0 means the property pays for itself — the core of the approval.

Built for scaling a portfolio

Because approval doesn't hinge on your personal debt-to-income ratio, DSCR loans are a common way investors finance their second, fifth, or fifteenth property — and many allow vesting in an LLC.

Expect a real down payment

Investment financing typically wants around 20–25% down and prices a bit above owner-occupied loans, since the lender's risk is higher.
