VA Loans

A home-loan benefit earned through military service.

VA loans are mortgages backed by the U.S. Department of Veterans Affairs, available to eligible veterans, active-duty service members, and some surviving spouses. Because the VA guarantees part of the loan, lenders can offer strong terms — including buying a home with no down payment.

How it works

$0 down, no monthly mortgage insurance

Qualified borrowers can finance 100% of the purchase price, and VA loans don't carry monthly mortgage insurance — two of the biggest costs of other low-down-payment options.

Streamline and cash-out refinancing

Already have a VA loan? The Interest Rate Reduction Refinance Loan (IRRRL) is a simplified refinance with minimal paperwork. VA Cash-Out lets eligible borrowers refinance and take equity out.

A one-time funding fee, not a monthly one

Most VA loans include a one-time funding fee that can be rolled into the loan. It's waived entirely for many veterans with service-connected disabilities.

It's a reusable benefit

VA loan entitlement isn't one-and-done — it can be restored and used again on a future home.

A good fit if you're…

  • Veterans and active-duty members buying a home
  • VA homeowners who want a simpler refinance
  • Eligible surviving spouses
